THE LEDGES OF ST GEORGE

The Ledges is best known for its scenic holes dispersed throughout the Matt Dye designed 18 hole championship golf course.  Located less than 10 minutes north of downtown St George, The Ledges offers slightly cooler weather as well as 360 degree views of rock formations painted in desert colors.  After playing a round of golf make sure to enjoy a meal at one of the best kept secrets in St George located right in the clubhouse - Fish Rock Grille!



WHAT IS THE COMMUNITY LIKE?

The community is growing at a brisk pace as more land is being developed for a mix of single family homes and vacation rental properties.  What was once a small community is now more than an handful of subdivisions with no sign of slowing anytime soon.  It's not uncommon to see the vacation rental units full over the weekends on a regular basis due to the excellent golf packages and comfortable and stylish accommodations.  While most areas are open there is a portion of the community that is gated.  The homes located behind the gates are on the west side of SR-18 boasting estate type properties overlooking Snow Canyon National Park.

REAL ESTATE IN THE LEDGES COMMUNITY

Architecture in the Ledges has remained pretty consistent although each builder has introduced their take on the desert style flat roof home.  Some homes have more of a rustic feel while other builders have introduced a more modern and even slightly contemporary flair to their interiors.  The more people become aware of the Ledges community the faster the homes sell.  What was once a small, developing community is now getting more of the attention that it deserves!  Sales prices ranged between $375k and $1.5 Million in 2020

Each subdivision provides its own set of amenities including parks, swimming pools, fitness centers and tennis courts.  Other outdoor activities located close by include horseback riding, running & biking trails, fishing, hiking and camping.  Snow Canyon State Park is just around the corner and part of it is visible pretty much anywhere in the community.
